Your Dream Home - A Dream Or Reality?

Buying a new home had always been a dream for Natalie. Her definition of a house- a one room kitchen flat with silk curtains all over. A bed made of feathers, cushions made with beans, Jacuzzi, and most importantly she wanted Natalie's corner that is a French window where she can sit and fantasize all night about her dreams. But the main problem was finding the right house for herself, it had been almost two years since the hunt for home was on and god knows how many real estate properties she had seen but all in vain and today she thought of giving it a last shot or she would just compromise with some another property. So she went with the concerned person from the builder's side to see the site and the moment she saw the property she was in awe of it for some moments she couldn't speak anything but admire the house which she was seeing and without even closing her eyes she could imagine and witness her dream finally coming true. on the spot she said 'this is it' but her happiness was only short lived when the agent told her about the procedure she sank down a little bit as she had never been into a real estate deal before 'we'll finalize the house in two days and do the required paperwork' this is what the agent said and left Natalie in a state of confusion. But then her lawyer friend came to her rescue who gave her some valuable tips and saved her from the trouble: the tips were-

? Check the builder's reputation

? Check the legality of the site

? Check the construction year of the real estate property

? Check with the amenities of the real estate property

? Hire an estate lawyer

? Check the municipality reports of the building

? Discuss the agents payment before finalizing the deal

? Discuss anything and everything you can with the builder and the agent regarding the real estate property especially regarding upgrades and contracts.

? Check with the neighbors about the building and the builder

? At the time of signing the deal and signing the contract make sure you are present.

? Take photocopies of all the documents which are going to be undertaken for the procedure

? Take a person as a witness from your side.

? Hire a home inspector

? Check if the building isn't raised on some disputed land

Like Natalie there are many of us who couldn't move into their perfect new home just because the deal just didn't click at the last moment. At the initial level everything went smooth but at the time of documentation and checking the legality one aspect of the real estate property failed and the deal was called off. So these steps will help you get an inch closer to your perfect new home and when it is finalized smoothly the real estate property is ready to be converted into a house.
